BDA Plot Document Checklist: What to Verify Before You Pay a Token Advance
The exact paper trail that separates a clean BDA allottee site from an expensive problem — allotment letter, possession certificate, lease-cum-sale agreement, EC, receipts, KYC, and the ground checks that accompany them.
01The core BDA document set
Insist on originals for inspection, and obtain the EC yourself or through your advocate — never rely on a copy supplied by the seller alone.
- BDA Allotment Letter in the seller’s name.
- Possession Certificate issued by BDA for the specific site number.
- Lease-cum-Sale Agreement — and, where applicable, the Absolute Sale Deed.
- Encumbrance Certificate from the date of allotment to the present.
- Official receipts for all payments made to BDA.
- Seller KYC matching the allottee named in BDA records.
- Khata extract and latest tax-paid receipts, where khata has been issued.
02Ground checks that must accompany the paperwork
Documents describe; the ground confirms. Before token, the physical verification set is: boundary pegs located and measured against the BDA sector sheet, approach road width measured on site, and the survey number cross-checked against the master plan and any notified road or buffer alignments (including the proposed PRR corridor).
03Token discipline
As a general rule under Section 194-IA of the Income Tax Act, buyers deduct 1% TDS on immovable property consideration of ₹50 lakh and above — factor this into closing arithmetic and confirm current thresholds with your chartered accountant.
- Token terms in writing — amount, validity window, and the verification conditions attached.
- Explicit refund conditions if title, EC, or ground verification fails.
- Payment only through traceable banking channels, never cash.
- Registration planned at the jurisdictional sub-registrar office with stamp duty and applicable taxes computed in advance.
