Land Loans for BDA Plots in Bengaluru: What to Expect

How plot loans differ from home loans — typical loan-to-value, tenure, and rate expectations, what lenders look for in a BDA site file, and how to prepare your documentation.

01Plot loans are not home loans

Most scheduled banks and housing finance companies offer "plot loans" or "land loans" for approved-layout sites, but the terms differ from home loans. As a broad market pattern: loan-to-value ratios are typically lower than home loans (lenders commonly fund around 70–75% of eligible value), interest rates are usually somewhat higher than home-loan rates, and tenures are shorter. Exact terms vary by lender and borrower profile — treat any figures here as orientation, not offers.

02What lenders look for in a BDA site file

  • Clear BDA provenance: allotment letter, possession certificate, and the lease-cum-sale or sale-deed chain.
  • A clean EC with no encumbrances across the relevant period.
  • Approved layout status — BDA-formed layouts sit comfortably within lender policy compared to unapproved revenue pockets.
  • Where a composite (plot + construction) facility is sought, lenders may stipulate construction commencement within a defined period.

03Preparing for a smoother sanction

Assemble the BDA document trail before approaching lenders, pull a fresh EC, and keep the seller’s KYC consistent with BDA records. Sites with complete allotment documentation move through credit appraisal visibly faster than files assembled after application.

Plan closing costs beyond the price: stamp duty, registration, applicable TDS under Section 194-IA for consideration of ₹50 lakh and above, and legal scrutiny fees. Confirm prevailing rates and thresholds with your bank, advocate, and chartered accountant at transaction time.
