01What the PRR is — and what it is not

The Peripheral Ring Road is a proposed approximately 100-meter-wide corridor planned around Bengaluru, intended to connect the city’s radial highways and decongest inner roads. The planned alignment passes through the northern sectors of Dr. Shivarama Karanth Layout, which is one reason the layout features prominently in infrastructure discussions about north Bengaluru.

It is important to hold two truths at once. One: if executed as planned, the corridor meaningfully changes connectivity for the entire layout. Two: large infrastructure corridors in Karnataka have historically seen alignment revisions, denotifications, and long timelines. Treat the PRR as a factor to verify — not a promise to bank on.

02Why plot-by-plot verification matters

A wide corridor does not affect a sector uniformly. One plot may sit well clear of the alignment while a neighbouring plot falls inside the proposed road width or its green buffer. Marketing language like "near PRR" tells you nothing useful; the only question that matters is where your specific survey number sits relative to the officially notified alignment.

  • Plots inside a notified alignment can face acquisition — a direct loss scenario.
  • Plots within buffer or widening zones can face setback and usage restrictions.
  • Plots just beyond the corridor may gain access benefits without the acquisition risk — but only the map decides.

03How the verification is done

The reliable method is unglamorous: take the site’s survey number and its physical boundary coordinates, and cross-reference them against the official BDA PRR alignment map for the layout. On-ground, the plot’s pegs should be measured and the nearest corridor edge identified. Any inconsistency between what is claimed and what the map shows is a stop sign.

Because notified alignments can be revised, the check should be repeated close to the transaction date — a map verified two years ago is stale evidence.
